Intro β What SDA Is
Specialist Disability Accommodation (SDA) is a housing support funded through the National Disability Insurance Scheme (NDIS) for participants with extreme functional impairment or very high support needs, designed to enable safe, accessible, and supportive living environments. SDA focuses on the physical dwelling, not support services, and must meet specific design and compliance requirements under NDIS rules. NDIS

What We Do β SDA Design Certification
At SDA Building Approval, we provide independent SDA design and as-built certification in accordance with the NDIS Specialist Disability Accommodation Design Standard, ensuring your dwelling is compliant before you lodge for enrolment with the NDIA.
NDIS requires third-party certification for New Build SDA and New Build (Refurbishment) dwellings seeking SDA enrolment. The certification must be issued by an Accredited SDA Assessor and demonstrates compliance with the design category nominated by the provider. NDIS
This certification is a critical compliance step in the SDA dwelling enrolment process β but it does not guarantee enrolment, which is decided by the NDIA based on all requirements under the SDA Rules. NDIS
